JV3 is the performance-based pathway for NCC Section J compliance. Rather than checking each building element against prescriptive DTS benchmarks, JV3 uses accredited whole-building energy simulation software to demonstrate that the proposed building performs at least as well as a reference building that fully complies with the DTS provisions.

The benefit of JV3 is flexibility. A design with high glazing ratios, unusual orientation or complex shading may not pass DTS compliance on paper, but can comply via JV3 if the overall energy performance is equivalent or better. This allows architects and developers to pursue their design intent without compromising NCC compliance.

Ark Resources uses IES VE and EnergyPlus simulation platforms, both accepted by Australian building surveyors as compliant tools for JV3 performance solutions. Our modellers have delivered JV3 reports across commercial towers, mixed-use developments, hotels, hospitals and large-format retail across Melbourne, Sydney and nationally.

JV3 FAQs

Is JV3 accepted by all building surveyors?

Yes. JV3 is a Verification Method included in the NCC and is accepted by registered building surveyors across all Australian states and territories. The modelling software must be an accredited tool; Ark Resources uses IES VE and EnergyPlus, both of which are widely accepted.

How does JV3 compare to DTS compliance cost and time?

JV3 involves greater upfront effort than a DTS report: a full building simulation model takes 2–4 weeks depending on complexity. However, the design flexibility it enables often saves significantly more in construction cost and architectural value than the modelling fee. For complex or high-glazing projects, JV3 is frequently more cost-effective overall.

Can JV3 be used to demonstrate Green Star energy performance?

The energy model developed for JV3 compliance can often be extended for Green Star energy credits and NABERS energy commitments, reducing duplication of effort. Ark Resources routinely coordinates JV3 models with Green Star and NABERS design-stage targets.

What information do you need to start JV3 modelling?

We need architectural drawings (floor plans, elevations, sections), a specification or schedule for glazing (U-value, SHGC), insulation values, and a mechanical services brief or specification. We can commence modelling at schematic design level with outline documentation and refine the model as design develops.
