The Building Sustainability Index (BASIX) is the NSW Government's mandatory sustainability assessment tool for residential development applications. All new houses, townhouses, and apartment buildings in NSW must achieve minimum BASIX scores across energy, water, and thermal comfort before a Development Application (DA) can be lodged. BASIX uses a web-based tool to assess proposed dwellings against benchmarks for energy consumption, water use, and thermal performance. The thermal comfort component requires a NatHERS simulation (using AccuRate or FirstRate) to verify that the dwelling meets minimum star ratings. BASIX (Building Sustainability Index) is a NSW Planning portal tool that assesses new and substantially renovated residential buildings against minimum sustainability targets. It covers three categories: Energy (reduced greenhouse gas emissions), Water (reduced potable water consumption), and Thermal Comfort (minimum NatHERS star rating). A BASIX Certificate must be submitted with any residential DA in NSW.
BASIX applies to all new dwellings in NSW including detached houses, townhouses, duplexes, and apartments (Class 1 and Class 2 buildings). It is administered by the NSW Department of Planning.
Is BASIX mandatory for all NSW residential projects?
Yes. A BASIX certificate is required for all new residential building work in NSW valued at $50,000 or more for alterations/additions, and all new dwellings regardless of value. It must be submitted with the Development Application.
What is the difference between BASIX and NatHERS?
BASIX is the overall NSW sustainability compliance framework covering energy, water and thermal comfort. NatHERS (the Nationwide House Energy Rating Scheme) is the thermal performance simulation used to satisfy the thermal comfort section of BASIX. All BASIX assessments for Class 1 and 2 buildings require a NatHERS simulation as part of the process. Ark Resources delivers both.
Does BASIX apply to apartment buildings?
Yes. Class 2 apartment buildings in NSW require BASIX assessment. For apartments, the assessment covers the whole building's energy and water systems as well as individual dwelling thermal comfort. Requirements for apartments differ from Class 1 dwellings and Ark Resources has extensive experience with both.
What happens if my design changes after the BASIX certificate is issued?
If design changes affect BASIX commitments (such as glazing area, insulation, or water fixtures), the certificate must be amended before construction. Ark Resources manages BASIX amendments efficiently and advises on whether proposed changes trigger re-assessment.
Can Ark Resources help with BASIX in addition to other NSW ESD requirements?
